We are routinely contacted to complete complex searches for such properties as housing developments, hotel properties, commercial building refinancing, new construction, shopping center development. Our extensive network of research specialists allows us to complete these searches in a timely manner regardless of the location of the property. Our experience is your asset. Commercial Full Title Search: A search of land records encompassing sixty years in the chain of title. Including any probates, partnerships or corporate documents showing name changes or mergers as well as complete information of previous owners, mortgages, assignments, judgments, tax liens, and suits, on the business or any signing entity’s name. Leases, taxes, municipal claims and any other matters affecting the subject property.
Commercial Current Owner Search – Land records of the vested owner are searched from the current deed forward.�� This includes any probates, partnerships or corporate documents showing name changes or mergers. Morgtages, assignments and leases as well as judgments on the business, individual and any signing entity’s name are also researched.
Residential Title Search: A search of land records encompassing sixty years in the chain of title. Including complete information of previous owners, legal description, all information regarding open mortgages, judgments, federal tax liens, pending suits, real estate taxes, municipal claims, water and sewer, PUD claims, UCC’s, and any other matters affecting the subject property.
Residential Refinance Title Search:�������� Search of land records with complete information regarding open mortgages, judgments, financing statements against real estate, taxes and assessment information going back in time to a bon a fide purchase money mortgage or 21 years.
Residential Current Owner Search: Search of land records from the current deed forward. Complete information regarding open mortgages, judgments, financing statements against real estate, taxes and assessment information
Residential Bring Down Search: A search bridging the gap between the date the original search was performed and the date of the closing. To ensure the disposition of the title has remained the same.
Flood Determination – This search identifies the structures of a given address and assigns it an appropriate flood zone designation and census tract data. Our system is continually updated ensuring compliance with all federal regulations. We provide standard FEMA flood determination forms guaranteed by a $5 million Error & Omissions Policy from an A+ rated insurer. Services include basic flood determinations, life-of-loan tracking and census tract information.

Tax Monitoring and Reporting – Tiger Abstract will report on required tax payment amounts based on the tax cycles in your specific area. All delinquencies are reported including the amount to be paid and the information you need to remit payment to the appropriate taxing authority.
Appraisals – Tiger maintains a large list of approved appraisers in the states and counties we serve. We manage the assignment of appraisals, ensuring true and accurate information, monitoring turnaround time and conducting a quality control audit procedure.
Types of Appraisals:
Single Family – All single family appraisals are completed on the 1004 URAR form and are completed within 3 to 5 business days of the appointment date.
Drive-By – The turnaround time for this type of appraisal is 72 hours from the receipt of the order. This will vary depending upon the need for both interior and exterior inspections.This appraisal is completed on the 2055 forms.
Condominium – The FNMA 1073 form is used for this type of appraisal.
Multi-Family – Three and four family property appraisals are completed on the 1025 Small Residential Income Property form. We can also appraise vacant land in anticipation of new construction, whether it is a mobile home, modular or stick built.
Mobile Home – A Mobile Home appraisal form must be completed in full, including the addendum.
Commercial Property – Tiger Abstract also processes commercial property appraisals on a quote basis.
